Our London background gives us a particular way of working. We interrogate the brief, test the layout, coordinate the detail, tender the works properly and manage the many decisions that sit between concept and completion. In a market where projects can move quickly, that structure matters. It helps protect the client’s time, budget and investment, while ensuring the finished home feels layered, personal and built to last.

From curating timeless interiors or overseeing full-scale renovations, we take care of every detail, making the experience as stress-free as it is rewarding.

Architecture

From feasibility and BUA studies to layout optimisation, extensions, authority packages and technical design, we develop architectural proposals that are both creative and buildable.

Interior design

We create interiors with depth, character and a strong sense of place. Our work covers concept design, material palettes, lighting direction, finishes, joinery, bathrooms, kitchens and detailed interior specifications.

FF+E and furnishing

We source furniture, lighting, rugs, window treatments, artwork and accessories, combining international design references with local makers and suppliers where appropriate.

Procurement

We help source and manage key finishes, furniture and specialist items, bringing structure, transparency and a trained eye to one of the most time-consuming parts of a project.

Tender and contractor appointment

We prepare tender information, issue to suitable contractors, review returns and interrogate pricing, helping clients appoint from a position of knowledge rather than guesswork.

Project management

We remain involved through delivery, coordinating design queries, site meetings, contractor information, workmanship reviews, snagging and handover.

Process #1

Concept and feasibility

We establish what is possible, what is worth doing and how the property can best respond to the client’s brief.
This stage may include briefing, site review, BUA analysis, extension feasibility, space planning, early mood boards, exterior direction and pool or landscape concepts.

Process #2

Developed design and visualisation

We refine the scheme, develop the look and feel, and create visual material that helps the client understand the design before it moves into detail. CGI has its place, but it should be the visualisation of a considered scheme, not the design process itself.

Process #3

Technical design and approvals

We prepare the drawings, specifications and consultant coordination needed to progress approvals, pricing and construction. This can include general arrangements, sections, elevations, lighting layouts, power layouts, finish plans, joinery details, bathroom elevations, pool details, landscape details and authority packages.

Process #4

Tender

We help define the scope, test the works in the market and compare contractor returns properly. A strong tender process gives the client clarity on price, scope and quality before committing to a contractor.

Process #5

Delivery

We support the client through site works, design implementation, procurement, site meetings, workmanship reviews, snagging and final handover.
Our role is to protect the design intent, manage decisions and keep the project moving in the right direction.

Process #6

FF+E and styling

We complete the home with furniture, lighting, accessories and final styling so it feels finished from day one. This is where the house becomes a home, with the final layers curated around the client’s lifestyle, taste and the way they want to live.

Our UAE studio is now working across a growing portfolio of private villas, townhouses and penthouses, from full renovations and extensions to FF&E-led furnishing projects.

Each project is different, but the ambition is consistent.

Project London was founded in the luxury residential market in London, where we have delivered more than fifty private residential projects and built a reputation for thoughtful design, clear process and exacting service.

Our expansion into UAE is a natural next step. Many of our clients hold property and interests across London and the Middle East, and we see strong demand in the region for a more joined-up approach to residential design and delivery.

Sam McArdle leads the UAE studio on the ground. Jonathan Mount oversees the wider business from London, bringing the experience of a former buying agent together with years of advising private clients on prime property and refurbishment.

Two founders. Two locations. One clear standard. Local presence, London oversight and a process designed to help clients design well, spend wisely and deliver properly.

We could not ignore the opportunity to pair Dubai’s pace and opportunity with London’s design depth, commercial judgement and professional rigour.
